Real estate is full of things nobody explains clearly. Here are the ones I hear most often from buyers and sellers in the Foothills and beyond.
It's a fair question and I'd rather address it directly. Yes, I'm new to real estate. I'm not new to strategy, communication, or delivering results under pressure. I spent more than 20 years in marketing, building campaigns, managing client relationships, and solving problems in fast-moving environments. I brought all of that into this career intentionally. I also work with The Borges Real Estate Team at eXp, which gives me experienced mentors and support on every transaction. What you get is someone who is fully engaged, fully prepared, and not on autopilot.
A Buyer-Broker Representation Agreement is a written contract between you and your agent that clearly outlines the services your agent will provide, how long the agreement lasts, and how your agent will be compensated. It exists to protect you by making everything transparent before we do anything together. As of January 1, 2025, California law (AB 2992) requires a signed Buyer-Broker Representation Agreement before your agent can tour homes with you, so yes, you will need to sign one. We'll go through it together before you sign anything, and I'll answer every question you have.
The way buyer agent compensation works has changed significantly. Your agent's fee is now negotiated directly between you and your agent, not set by the seller. In many transactions, you can ask the seller to cover some or all of your agent's compensation as a concession, which they may accept or decline. If they decline, you remain responsible for the agreed amount. We'll discuss all of this clearly in our first conversation so there are no surprises at any point in the process.
My primary focus is La Crescenta, La Cañada Flintridge, the broader Foothills area, and Northeast LA. That said, I'm a longtime LA resident who will happily hop on any of our fine freeways to work with you. If you're buying or selling elsewhere in Southern California, reach out.
